Description

Perched above Cahuenga Pass, the Hailey Residence is a rare Richard Neutra Hollywood Hills home, restored with reverence and creativity. Originally completed in 1959, the residence remains remarkably intact, thanks to a succession of owners who resisted the urge to alter its modernist bones.

Creative director Patrick O’Neill, the current steward of the property, approached the home not as a project but as a piece of art. Archival research at UCLA and the Getty guided the restoration, ensuring Neutra’s original vision was honored while refreshing the house for contemporary life. Every mahogany panel and redwood detail was carefully revived, while subtle updates—including glass balcony panels, renewed kitchen and baths, and a restrained palette of warm neutrals—brought new light to the interiors.

The result is fluid and poetic. Flexible walls allow rooms to expand and contract, while Neutra’s hallmark floor-to-ceiling glass dissolves boundaries between indoors and out. The hillside site, once considered too precarious to build upon, frames sweeping views of the Hollywood Hills. Restored gardens echo the original landscape design, creating a seamless dialogue between architecture and nature.

Inside, midcentury character is layered with playful influences—from vintage built-ins to “Pop-infused” art, Burt Bacharach soundtracks, and cinematic references. As O’Neill describes, the home is not a museum but a living space—an environment for cocktails, screenings, and gatherings that embrace the joy of design.

More than a residence, the Hailey House stands as a testament to restoration over renovation, to honoring history while writing new stories. This Richard Neutra Hollywood Hills home embodies the spirit of California modernism—efficient, elegant, and endlessly alive.
